2.Lo que exige la ley
La Ley federal de Vivienda Justa (Fair Housing Act, Título VIII de la Ley de Derechos Civiles de 1968, según enmendada) prohíbe la discriminación en la venta, el alquiler y el financiamiento de vivienda por razón de:
- raza
- color
- origen nacional
- religión
- sexo
- estatus familiar
- impedimento
En Puerto Rico y en Florida aplican además leyes y reglamentos de vivienda justa y de licenciamiento de bienes raíces propios de cada jurisdicción, que en algunos casos reconocen protecciones adicionales. Nuestros servicios se prestan conforme a los requisitos vigentes en la jurisdicción donde esté ubicada la propiedad.
The federal Fair Housing Act (Title VIII of the Civil Rights Act of 1968, as amended) prohibits discrimination in the sale, rental, and financing of housing on the basis of:
- race
- color
- national origin
- religion
- sex
- familial status
- disability
Puerto Rico and Florida additionally have their own fair housing and real estate licensing laws and regulations, which in some cases recognize further protections. Our services are provided in accordance with the requirements in force in the jurisdiction where the property is located.
3.Cómo se ve esto en la práctica
En el trabajo diario, esto significa que:
- mostramos las propiedades disponibles a toda persona interesada, sin filtrar por características personales;
- no aceptamos instrucciones de un vendedor, arrendador o propietario que nos pidan excluir o preferir a alguien por una característica protegida;
- describimos las propiedades por sus atributos objetivos —ubicación, precio, tipo, habitaciones, baños, área, estado del listado— y no por el tipo de persona que “debería” vivir allí;
- no dirigimos a nadie hacia o fuera de un área o vecindario por razón de una característica protegida;
- atendemos en español y en inglés, y buscamos acomodar solicitudes razonables de personas con impedimentos para que puedan usar nuestros servicios.
In day-to-day work, this means that:
- we show available properties to every interested person, without filtering by personal characteristics;
- we do not accept instructions from a seller, landlord, or owner asking us to exclude or prefer anyone on the basis of a protected characteristic;
- we describe properties by their objective attributes — location, price, type, bedrooms, bathrooms, area, listing status — and not by the kind of person who “should” live there;
- we do not steer anyone toward or away from an area or neighborhood on the basis of a protected characteristic;
- we serve clients in Spanish and English, and we look to accommodate reasonable requests from people with disabilities so they can use our services.
4.Cómo describimos las propiedades
La publicidad de vivienda también está cubierta por las leyes de vivienda justa. Por eso, en este sitio y en nuestro mercadeo evitamos lenguaje que sugiera una preferencia por cierto tipo de persona, aunque la intención sea positiva.
Los filtros de búsqueda de este sitio son deliberadamente objetivos: ubicación, precio, tipo de propiedad y habitaciones. Describimos lo que la propiedad es, no quién debería comprarla.
Si encuentras en nuestro sitio o en nuestros materiales alguna descripción que te parezca problemática desde el punto de vista de vivienda justa, dínoslo y la revisaremos.
Housing advertising is also covered by fair housing law. For that reason, on this site and in our marketing we avoid language that suggests a preference for a certain kind of person, even where the intent is positive.
The search filters on this site are deliberately objective: location, price, property type, and bedrooms. We describe what a property is, not who should buy it.
If you find a description on our site or in our materials that strikes you as problematic from a fair housing standpoint, tell us and we will review it.

A nivel federal, el Departamento de Vivienda y Desarrollo Urbano de los Estados Unidos (HUD) recibe querellas de vivienda justa. En Puerto Rico y en Florida existen además agencias y juntas reguladoras de bienes raíces ante las cuales se pueden presentar querellas. Hablar con nosotros primero no limita ese derecho.

You also have the right to file a complaint with the appropriate authority. At the federal level, the U.S. Department of Housing and Urban Development (HUD) receives fair housing complaints. Puerto Rico and Florida also have agencies and real estate regulatory boards with which complaints may be filed. Speaking with us first does not limit that right.
